HUD USER
HUD USER is the primary data source for this site. HUD USER is the official research information service of the U.S. Department of Housing and Urban Development. The following datasets are used:
Fair Market Rents
Source: HUD FMR Dataset (huduser.gov)
Coverage: FY2000–FY2026
Update frequency: Annual (typically October)
FMRs represent the 40th percentile of gross rents paid by recent movers in each area. Published for 0–4 bedroom units for all US metro areas and non-metro counties.
Small Area Fair Market Rents
ZIP-code-level rent data for designated metropolitan areas. Allows PHAs to set more geographically targeted payment standards.
Income Limits
Published for all areas at 30%, 50%, 60%, and 80% of Area Median Income, for household sizes 1–8. Updated annually alongside FMR data.
PHA Contact Information
Public Housing Authority contact information, program participation status, and waitlist data from the HUD PHA directory.
Data Currency
Data reflects the most recent HUD publications available at the time of our last update. HUD publishes new fiscal year data in October of each year. Always verify current figures directly with HUD or your local housing authority before making housing decisions.
